Current Issues

Proposed lot subdivision and construction at 13455 Braun Rd

  • This project has been submitted to the Jefferson County Planning Department for subdivision into 2 separate lots.

  • It would reduce the size of the lot from ½ acre to ¼ acre each.

  • The proposed building envelope would build at minimum setbacks; 20’ in the front and 5’ on the side. Significantly closer than the existing houses along the street.

  • The current owner and the developer are ignoring current recorded covenant documents.

  • This could set a precedent for future lot splitting in the neighborhood.

  • In the neighborhood currently the size of the lots are listed below. This would be way out of character for the neighborhood.

What Makes Applewood Worth Preserving?

Applewood’s beauty is not accidental. It comes from larger lots, mature trees, consistent setbacks, open streetscapes, and a neighborhood rhythm that gives homes room to breathe. These qualities are increasingly rare in the Denver metro area and are part of why so many families choose to live here.

Preservation Does Not Mean No Change

Preserve Applewood supports thoughtful updates, additions, and reinvestment in homes. Neighborhoods should evolve, but they should not be reshaped by subdivision patterns or incompatible redevelopment that erase the qualities residents relied on when choosing Applewood.

  • We Support...

Homeowners improving, updating and investing in their homes.

Thoughtful additions that fit the scale and character of Applewood.

Responsible development that respects setbacks, covenants, and neighbors.

Preserving mature trees, open space, and the neighborhood feel.

Clear, fair, and consistent expectations for homeowners.

  • We Are Concerned About...

Subdividing established lots in ways that change Applewood’s density.

Creating precedent for more lot splits and speculative development.

New construction that disregards surrounding scale, setbacks, and streetscape.

Eroding covenants or neighborhood expectations over time.

Losing the qualities that caused residents to move here.

Get a Yard Sign. Show Your Support.

A yard sign does more than show support. It helps build visible momentum, encourages neighbors to get involved, and shows decision-makers that Applewood residents are organized and paying attention.

Suggested donation: $10–$25 per sign. If cost is a barrier, please still request a sign. Visibility matters.
